A recent report from Houston’s Association of Realtors shows a consistently high rate of pending home sales hovering between 12 and 13 percent in the last four months. The report also showed single family home sales up 4 percent year-over-year. Housing Expert, Kenya Burrell-Van Wormer, says people aren’t moving to the Space City for the great weather, they see lots of opportunities in the job market. “We’ve got people moving here. We have jobs here. The Texas Medical Center, we have oil and gas, we have so many other sectors and trades- that are attracting people to our market.” Burrell-Van Wormer said.
The housing expert points to increased inventory and affordability. “We’re seeing a return to a buyer’s market right now, with a healthy amount of inventory. With a median home around $330,000.00 – that’s affordable. She says it’s become even more affordable over the past few months.” Cities like Austin or states like California are still seeing rates climbing.
Burrell Van Wormer adds other major cities such as, Los Angeles, New York or San Francisco- they have zoning. She says not having traditional zoning helps Houston build when it needs to which ensures the inventory is there.
Houston offers a diverse job sector allowing people to lay down roots and buy a home. In addition to healthcare, Data Center and Technology, more jobs in Manufacturing are expected to flood the region. “We’re seeing companies like Eli Willey, Foxconn, and Infinitec- they’re putting money into the region because they see what’s coming in terms of growth and opportunity.” Burrell- Van Wormer said.
She says with more inventory, affordability and a diverse job market- she says it’s time for buyers who are interested to consider entering the market.
Houston’s attractive housing market, reduced regulation, thriving job sector is attracting more people to the Houston area-at a sky-rocket pace. Burrell-Van Wormer pointed out Houston led the nation in population growth adding one new resident every 4 minutes! The recent report shows that for the twelve-month period ending July 1, 2025, Houston added just under 127,000 new residents equivalent to 347 new residents each day.
